All valuations are conducted by full Members of the Society of Chartered Surveyors of Ireland (SCSI) and Registered Valuers. This ensures Professional and Ethical standards are to "Redbook” Standard, can be SCSI audited with formal terms of engagement, professional indemnity insurances, an independent redress/complaints procedure and conflict of interest checks.

We provide valuations for a variety of client types and requirements. Including Mortgage Valuation, Commercial / Investment, Capital Gains Tax, Fair Deal,, Probate and Legal Services. Our Professional Fees depend on the client type and purpose of the report. Most mortgage lenders have set fees. Other types of valuation fees depend on the scope of works and client requirements. Mortgage Valuations

We are registered for valuation work for a number of Bank Panels. Depending on the lender and circumstances you can come to us directly. Our fees are at prescribed rates as defined by the Bank/Lender.

Capital Gains Tax

Capital gains tax is due to the Revenue based on the difference between acquisition cost and sale cost. Sometimes purchase prices are lost to time. However, we have experience providing historical valuations in such instances including as far back as the pre-euro days.

Fair Deal

The “Nursing Homes Support Scheme” provides financial support to people who need long-term nursing home care. The scheme is operated by the Health Service Executive (HSE). The report will provide an opinion of value based on property condition for date of entry to Nursing Home.

Capital Acquisition / Probate

When a property asset is gifted or an estate is disbursed “Capital Acquisitions” tax is due. We can provide a valuation for use when submitting tax returns to the revenue.

Legal Services

When a property's capital or rental value is required for legal reasons we can provide a valuation for this purpose. Fees vary depending on whether attendance is required in court.
